EIFS stands for Exterior Insulation and Finish System. It is a layered exterior wall system with insulation, base coat, reinforcing mesh, and a finished surface. Dryvit is commonly associated with EIFS products and synthetic stucco finishes.
EIFS is not the same as traditional stucco. Stucco is usually thicker and cement-based. EIFS is a lighter synthetic cladding system with insulation and finish layers. Both systems need proper installation, water management, and repair methods.
When one layer fails, cracks, leaks, soft spots, or stained finish areas can show up on the outside. The visible mark may be small, but the repair still needs to respect the full system.
Common issues include cracks, chips, failed sealant, leaks, water problems around openings, and finish damage from impact or movement. Michigan’s climate adds stress because exterior walls deal with rain, snow, heat, cold, and freeze-thaw cycles.
Temporary caulk or spray-foam fixes may hide the issue for a short time, but they usually do not solve the problem. Bad patching can make EIFS failures worse.
Choose someone who understands the system, not just the surface. Ask what type of finish is on the building, whether the issue looks cosmetic or moisture-related, and how the repaired area will be blended with the existing finish.
